Bridge Loans vs. Transactional Financing
At CPL Investments, we offer two types of short-term loans: bridge loans and transactional financing. Learn more about each option below:
Bridge loans. Bridge loans are temporary loans to cover the time between two separate real estate transactions. These are most often used to purchase a new property before selling another property. It allows borrowers to purchase their next fix ‘n flip property without having a contingency to sell the other property first or time to find permanent financing. Think of this as a bridge between two loans.
Transactional Financing. These loans are typically for wholesale transactions that don’t require rehab work —and where the borrower is in and out of the real estate deal quickly. This type of loan provides the opportunity for an investor to purchase a property if there is already an end buyer in place to repurchase the property within a very short time frame. If you are a wholesaler and you buy in volume or you’re looking to expand your inventory, this could be the option for you. This type of loan is very short term, almost same-day type funding or flash funding. It’s perfect for real estate short sales.
